It seems that in the spring as soon as warm weather hits, after being cooped up inside for the winter, all are ready to get outside and beautify our homes and even our businesses! Not a new phenomenon, but it goes with the theme of new life. That itch to paint and plant just seems to come with the warm weather. After a long summer of fun and family outings, the seasons change and along comes the fall and winter. It is time to store all the summer fun away until the next year and to prepare our homes for the winter. Often times our roofs are overlooked year after year, because they just seem to do their job, that is until a huge rain storm reveals a problem! This could ruin anyone’s day! Each fall, roofs should be inspected for problems that are a part of wear and weathering. It is not a simple quick look, there are specific areas that require an inspection. This inspection will assist in the decision that will need to be made; repairs or possibly it is time for a new roof. The inspection should be one from the inside and of course the outside.
 

Interior Roof Inspection

From the inside: (each room and inside the attic)
* Are there any signs of damage or leaking on ceilings
* Any sagging
* Dark spots or trails
* Can you see ‘outside’ light from the inside
 

Exterior Roof Inspection

* Damaged flashing, missing shingles, curling, blistering, rotting and algae growth (happens most often in humid climates)
* Are your shingles ‘bald’, missing most of the ‘granules’ that are usually found filling the rain gutters (advanced wear)
* Check around all vents, pipes and chimneys and any other areas of penetration (not only are these areas for the rain to come in, so will insects, looking for winter lodging
* Check for signs of moisture, rot or mold. Often times the areas that are most at risk at the low areas where the moisture will settle. (It only takes mold, fungi and bacteria 24 to 48 hours to grow)
* Are drainage and downspouts securely attached and cleaned out.
* Check to make sure that all bath, kitchen and dryer vents go entirely outside and not stopping at the attic!
